Everything you need to know about how Listy photos meet MLS, TRREB, and RECO standards.
Your photos are taken by you at the property. We enhance them for lighting and colour. Nothing is invented or fabricated. They are fully MLS-compliant and ready to upload directly to PropTx.
There are two very different things people call "AI photos" and regulators treat them completely differently.
AI-enhanced is what Listy does. Your photos are taken on your iPhone at the listing. Our system processes those real photos to balance the exposure, correct colours, and fix lighting — the same result a professional photo editor would produce manually, delivered in hours instead of days. The room looks exactly as it does in real life, just properly lit.
AI-generated is what gets agents in trouble. This means inventing pixels that don't exist — digitally adding a pool that isn't there, replacing a view, removing a neighbouring building, or fabricating rooms and features. This is the category that RECO and TRREB actively discipline, with penalties ranging from $8,000 to $10,000 for misleading advertising.
Listy photos are always in the first category. We never alter what exists in your property.
TRREB CEO John DiMichele has confirmed in writing that colour correction, brightness modification, contrast enhancement, and HDR blending are explicitly permitted on MLS listings — provided the edits do not materially alter the factual accuracy of the image or misrepresent any feature, condition, or view of the property.
Every Listy photo meets this standard. Our edits are limited to lighting and colour — nothing structural, nothing fabricated, nothing that changes what a buyer would see when they walk through the door.
RECO does not have specific rules targeting AI photo editing. What RECO does regulate is false and misleading advertising.
The discipline cases that result in fines involve agents who digitally altered photos to misrepresent a property — adding landscaping that doesn't exist, removing permanent fixtures, or making a property appear structurally different than it is.
Photos that accurately show what a property looks like, enhanced only for lighting and colour, do not fall into this category and have not been subject to any RECO discipline.

The AI video is a marketing asset, not an MLS upload. MLS only accepts photos.
Your AI listing video is for social media, email campaigns, your personal website, and anywhere else you promote the listing. None of the MLS or RECO rules around photo accuracy apply to video marketing content used outside of MLS.
If a buyer, another agent, or your brokerage ever questions your photos, the answer is straightforward. These are real photos of the real property, taken by you at the listing, processed for lighting and colour only. No features were added or removed. The property looks exactly as it does in person. That is the definition of accurate advertising, and it is what every professional real estate photographer delivers — we just deliver it faster and for less.
